Hyderabad metro expansion: what is real for plot buyers

Separating approved metro plans from advertising claims, corridor by corridor.

The plans

ProjectStatusRelevanceWhat to watch
Phase II (seven corridors, about 122.9 km)ProposedState sought central approval in May 2026; about ₹38,595 croreCentral sanction
Phase 2B, including RGIA–Future City (39.6 km)ProposedDPRs cleared by the state cabinet in June 2025; via Pedda Golconda and Raviryala ORR exitsCentral approval and funding

What this means

  • No metro to the Future City, Tukkuguda or Maheshwaram is sanctioned or under construction as of mid-2026.
  • We found no official metro plan to Shadnagar, despite frequent advertising claims.
  • Even after sanction, metro projects take years to build.

How to treat “metro nearby” claims

Ask for the official project document and stage. Price a plot on what exists, not on a line that has not been sanctioned.
