Future City is real, notified and drawing attention. The risks specific to land in this area, and how to check them.

Bharat Future City has a notified authority, a headquarters and road works under way. It also has risks that general plot-buying guides do not cover.

Checks specific to the Future City area

  • The village is under FCDA today, and the layout approval stands under FCDA.
  • The parcel was not acquired or notified for the earlier Hyderabad Pharma City project; this land is politically contested.
  • The parcel is not in a conservation or industrial zone that restricts housing.
  • The parcel is not on a planned radial road, metro or RRR alignment.
  • Lakes, tanks and their FTL and buffer zones nearby.
  • Claims about a metro are checked against official status: the airport–Future City line was proposed, not sanctioned, as of mid-2026.

What is real today

  • FCDA is constituted and operating.
  • A greenfield radial road from Raviryal towards Amangal is being built.
  • Operating industry nearby includes E-City electronics units and Foxconn at Kongara Kalan.
