How to check whether a layout is really approved

A short checklist for verifying a layout approval claim before you pay.

“Approved layout” is one of the most common claims in plot advertising and one of the easiest to check.

  1. Ask for the approval documentRequest a copy of the layout permission letter and the approved plan, with the permission number and date.
  2. Identify the authorityNote which authority issued it: HMDA, DTCP or a local body.
  3. Verify with the authorityCheck the permission against the issuing authority’s official records.
  4. Confirm draft or finalA draft approval is not the same as a final approval. Ask which applies and what is pending.
  5. Find your plot on the planMake sure your plot number exists on the approved plan and is not reserved or mortgaged.
  6. Walk the siteCompare roads, open spaces and plot boundaries on the ground with the approved plan.

“Approval in process” is not approval

If the approval is pending, you are buying on a promise. Understand the risk before paying.
