The Real Estate (Regulation and Development) Act, 2016 requires most real estate projects to be registered with the state’s regulatory authority before they are advertised or sold. In Telangana, that is the Telangana Real Estate Regulatory Authority.
Does RERA apply to plotted developments?
Yes. The Act’s definition of a real estate project includes developing land into plots. Registration is generally required where the land proposed for development exceeds 500 square metres or the project has more than eight units, subject to the Act’s exemptions and state rules. Confirm the current thresholds with the authority.
What a registration gives you
- A registration number that must be quoted in advertisements.
- Declared promoter details, approvals and the layout plan on a public portal.
- A declared completion timeline.
- Periodic progress updates filed by the promoter.
- A forum for complaints if commitments are not met.
What it does not give you
Registration is not a clean chit
RERA registration does not guarantee clean title, fair pricing, or a good location. It does not replace an independent legal review of documents.
How to check a registration
- Get the numberAsk for the registration number. It should appear on advertisements and brochures.
- Search the official portalLook it up on the Telangana RERA website, not a third-party site.
- Match the detailsCompare promoter name, project name, survey numbers and layout with what you are being offered.
- Check dates and ordersCheck the registration’s validity and whether any complaints or orders are recorded against the project.
FAQs
A project says “RERA applied”. Is that enough?
No. Until a registration number is issued, the project is not registered.
