Gram panchayat layouts inside HMDA’s extended area
Since HMDA’s region was extended to the RRR in March 2025, panchayat-approved layouts in those villages need careful checking.
FCDA villages: re-verify approvals issued before the change
In villages that moved to the Future City Development Authority, older HMDA or DTCP approvals may need checking.
HYDRAA and lake buffers: permissions have not prevented demolitions
HYDRAA has demolished structures in lake FTL and buffer zones, including some with earlier permissions. Check water bodies before buying.
Zaheerabad: land acquired for the industrial city may still be cultivated
Farmers were allowed to keep cultivating land already sold to the government. Occupation does not prove ownership.
Unverified metro and bullet-train claims in plot adverts
Several listings on the Bangalore and Srisailam highways cite metro or high-speed rail links that are not sanctioned.
RRR southern alignment is not final
Plots marketed as “RRR-facing” on the southern side are relying on an alignment still being finalised.
Former Pharma City land in the Future City area is contested
The opposition questions whether land acquired for Hyderabad Pharma City can be used for Future City. Check acquisition history.
“LRS done” is not the same as an approved layout
Plots regularised under LRS can still lack roads, open spaces and clean title. Prohibited land cannot be regularised.
