Mumbai Highway (NH 65) corridor: growth drivers and open questions

A structured look at what is established, what is planned and what is still uncertain along the corridor west of Hyderabad.

On this page

Scope and method

This page covers the NH 65 corridor west of the Outer Ring Road through Sangareddy district toward Zaheerabad. We separate infrastructure into existing, planned and proposed, and we only publish figures we can source.

The corridor

NH 65 links Pune with Hyderabad and continues east toward the coast. West of Hyderabad it passes the Patancheru area near the Outer Ring Road, then Sangareddy, Sadashivpet and Zaheerabad before reaching the Maharashtra border.

Risks

  • Planned projects can be delayed, re-scoped or re-aligned.
  • Highway widening and ring-road alignments can require land acquisition near specific parcels.
  • Supply of plotted layouts can run ahead of real demand.
  • Advertising often presents proposed projects as certain.

Open questions

  • How quickly will NIMZ translate into on-ground employment?
  • What is the notified alignment of the RRR’s northern section near specific villages?
  • How do registered transaction values compare with advertised prices?
