1Overview
Zaheerabad is a town in Sangareddy district on NH 65, the Mumbai Highway, close to the Karnataka border. The national industrial-corridor agency places the Zaheerabad industrial zone about 80 km north-west of Hyderabad.
Its story is the National Investment and Manufacturing Zone (NIMZ). Approved in 2013, it stalled for over a decade, was revived in 2024 as the Zaheerabad Industrial Smart City, and had basic infrastructure works assigned in March 2026.
Planned, not built
The industrial city is approved and funded, but most of it is not built yet. Plots marketed on the strength of “NIMZ jobs” are betting on a timeline that has slipped before.

3Highway connectivity
NH 65 links Pune with Hyderabad. Zaheerabad sits on it west of Sadashivpet, giving road access towards Hyderabad and towards Maharashtra and the west-coast ports.

5Industrial & economic development
NIMZ / Industrial Smart City: the Union Cabinet approved Zaheerabad as an industrial smart city in August 2024. Phase I covers 3,245 acres at a cost of about ₹2,361 crore, within roughly 12,500 acres designated overall. In March 2026 the Sangareddy collector said road and basic infrastructure works would be taken up on already-acquired land in Nyalkal and Jharasangam villages, by SRR Constructions, after a boundary survey. Target sectors include automotive, food processing, electrical equipment and metals.
Existing industry: Zaheerabad is already a manufacturing hub for Mahindra & Mahindra small tractors and some commercial vehicles.

8HMDA, DTCP & regulatory considerations
Zaheerabad lies well beyond the proposed Regional Ring Road, so it is generally outside HMDA’s extended region; DTCP or municipal approvals typically apply. Confirm for the exact village.
- Which authority holds jurisdiction over the exact village and survey number today, and which approved the layout at the time
- Layout Permission number, date, and whether the approval is draft or final
- Your plot number on the approved plan, and that it is not mortgaged to the authority
- Land-use zone of the parcel under the applicable master plan
- RERA registration where applicable
- Conversion of agricultural land for non-agricultural use
9Risks & things buyers should verify
- Verify the approval claim with the issuing authority, not the brochure.
- Check for lakes, streams and their full tank level (FTL) or buffer zones nearby.
- Have a lawyer trace the title chain and check the encumbrance certificate.
- Confirm who owns and maintains the approach road.
- Measure real travel times yourself; advertised distances are often optimistic.
- Check that the parcel is not inside land acquired or notified for the industrial city. In Nyalkal and Jharasangam, farmers were allowed to keep cultivating land they had already sold to the government, so occupation on the ground does not prove private ownership.
- Check land-use zoning near the industrial city: industrial and buffer zones restrict housing.
- Be cautious of job and appreciation claims tied to NIMZ timelines.

Is NIMZ Zaheerabad operational?
Not yet as an industrial city. Phase I was approved in 2024 and basic infrastructure works were assigned in March 2026. Some industry, such as Mahindra & Mahindra, already operates in Zaheerabad.
Is Zaheerabad under HMDA?
It is generally outside HMDA’s extended region, which reaches up to the Regional Ring Road. Check the exact village and the authority that approved the layout.
Could my plot be inside NIMZ land?
Possibly, if it is in a village where land was acquired. Check revenue records and the industrial-city notification for the survey number before paying.
