1Overview

Sadashivpet is a town and mandal headquarters in Sangareddy district, Telangana, on NH 65, the road buyers usually call the Mumbai Highway. It sits west of Sangareddy town, on the stretch of the corridor that continues toward Zaheerabad.

Interest in open plots here usually rests on three things: highway access, the industrial and institutional belt between Patancheru and Sangareddy, and planned projects further out, including the NIMZ near Zaheerabad and the proposed Regional Ring Road.

Why no numbers yet

We publish distances and travel times only after measuring the routes ourselves. Advertised distances are often straight-line or taken at off-peak hours.

3Highway connectivity

NH 65 links Pune with Hyderabad and continues east toward the coast. For Sadashivpet, it is the main link to Sangareddy, the Outer Ring Road and Hyderabad’s western suburbs.

Highway frontage can be attractive, but plots close to a national highway may be affected by right-of-way limits, service roads or future widening. Check the setback that applies to any specific parcel.

5Industrial & economic development

Sangareddy district hosts one of the region’s longer-established industrial belts, with clusters closer to the Outer Ring Road around Patancheru and Pashamylaram. IIT Hyderabad’s campus at Kandi, near Sangareddy, is a significant institutional presence.

Further west, the National Investment and Manufacturing Zone (NIMZ) near Zaheerabad is intended as a large manufacturing hub. Its effect on Sadashivpet will depend on how much industry actually locates there and when.

What typically differs between layouts here:

  • Approving authority and approval stage (draft or final).
  • Distance from NH 65 and the quality of the approach road.
  • Internal road widths and completed development works.
  • RERA registration status.

8HMDA, DTCP & regulatory considerations

In March 2025 HMDA’s jurisdiction was extended up to the Regional Ring Road plus a buffer of up to two kilometres (G.O. 68). The RRR’s northern part runs through Sangareddy district, so many villages around Sadashivpet that were earlier under DTCP may now be under HMDA. Check the current authority for the exact village and survey number. See HMDA vs DTCP.

  • Layout permission number, date and issuing authority
  • Final approval covering your plot number
  • RERA registration where applicable
  • Land-use conversion for the layout land

9Risks & things buyers should verify

  • Verify the approval claim with the issuing authority.
  • Check the notified RRR alignment and any highway widening near the parcel.
  • Check for lakes, streams and their full tank level or buffer zones nearby.
  • Confirm the land was converted for non-agricultural use.
  • Have a lawyer trace the title chain and check the encumbrance certificate.
  • Measure the real travel time to places you care about.
  • Confirm who owns and maintains the approach road.
