Operating factories versus announced hubs
Kothur’s factories are running; NIMZ took over a decade to start works. Why that difference matters to us.
When we profile a location, we try to separate industry that exists from industry that has been announced.
At Kothur, Procter & Gamble has produced since 2014 and Johnson & Johnson built a plant nearby. At Zaheerabad, NIMZ was approved in 2013 and basic works were assigned only in 2026. Fab City, announced in 2007, largely stayed vacant.
Both kinds of location can be reasonable for different buyers. But they carry different risks, and the advertising rarely says which is which.
