1Overview
Tukkuguda sits on NH 765, the Srisailam Highway, just beyond the Outer Ring Road, close to the airport. Next to it is Raviryal (Maheshwaram mandal), home to Fab City, the E-City electronics cluster, Wonderla amusement park and the Aga Khan Academy.
The area is shaped by two things: the long-delayed Fab City, which the state is now repurposing, and its position at the entrance to the planned Bharat Future City further south.

3Highway connectivity
NH 765 runs south-east from Hyderabad towards Srisailam. Tukkuguda is where it meets the Outer Ring Road, giving quick access to the airport and the rest of the ring.

5Industrial & economic development
Fab City: approved in 2007 as a semiconductor SEZ at Raviryal, it largely failed to attract chip makers. The Centre de-notified about 912 acres from SEZ status, leaving about 163 acres as SEZ, and the state now plans to use the land for IT, electronics and energy-storage units alongside semiconductors, integrated with the Future City.
E-City electronics cluster: in July 2026 the Chief Secretary reviewed units here, including Premier Energies’ solar-module plant (₹1,240 crore investment, 1,200 jobs, per the official visit report) and Avantel’s defence-electronics unit.

What typically differs between layouts here:
- Approving authority and approval stage (draft or final).
- Distance from the highway and the quality and ownership of the approach road.
- Internal road widths and completed development works.
- RERA registration status.
8HMDA, DTCP & regulatory considerations
In March 2025 the state also created the Future City Development Authority (FCDA, G.O. 69) for 56 revenue villages across Amangal, Ibrahimpatnam, Kadthal, Kandukur, Maheshwaram, Manchal and Yacharam mandals. 36 of those villages moved out of HMDA, so layout approvals there now sit with FCDA.
Villages around Tukkuguda and Raviryal may fall under HMDA or FCDA, and more Maheshwaram-mandal villages have been proposed for inclusion in FCDA. Approvals issued by HMDA or DTCP before the change may need re-verification. Check the current authority for the exact village.
- Which authority holds jurisdiction over the exact village and survey number today, and which approved the layout at the time
- Layout Permission number, date, and whether the approval is draft or final
- Your plot number on the approved plan, and that it is not mortgaged to the authority
- Land-use zone of the parcel under the applicable master plan
- RERA registration where applicable
- Conversion of agricultural land for non-agricultural use
9Risks & things buyers should verify
- Verify the approval claim with the issuing authority, not the brochure.
- Check for lakes, streams and their full tank level (FTL) or buffer zones nearby.
- Have a lawyer trace the title chain and check the encumbrance certificate.
- Confirm who owns and maintains the approach road.
- Measure real travel times yourself; advertised distances are often optimistic.
- Check the FTL and buffer of nearby lakes; the High Court has directed a survey of Raviryala Pedda Cheruvu.
- Confirm whether the village is under HMDA or FCDA today, and that the layout approval is valid under that authority.
- Check whether the parcel is near the planned radial road or metro alignment.

Some villages in Maheshwaram mandal are in the Future City Development Authority area and more have been proposed. Check the specific village.
What happened to Fab City?
It did not attract semiconductor manufacturing at scale. Most of its land was taken out of SEZ status, and the state plans to use it for IT, electronics and energy-storage units.
