1Overview
Maheshwaram is a village and mandal in Rangareddy district, south-east of Hyderabad and adjoining the Srisailam Highway. It sits between the Outer Ring Road, the airport and the planned Bharat Future City.
Its industrial base includes a hardware-park SEZ, the Maheshwaram General Park and an electronics manufacturing cluster. Part of the mandal now falls under the Future City Development Authority.

Maheshwaram is reached from NH 765 (Srisailam Highway) and the Outer Ring Road. Most plotted layouts are on local roads off these routes, so check the width and ownership of the approach road.

5Industrial & economic development
Hardware park and electronics cluster: the Union IT ministry approved two greenfield Electronics Manufacturing Clusters, at E-City and Maheshwaram, together covering 912.24 acres. The tourism ministry describes a 250-acre Hardware Park SEZ in the mandal.
Maheshwaram General Park: a TGIIC industrial park where the Chief Secretary reviewed operations, including a Wipro Enterprises unit, in July 2026.
New parks: in August 2026 TGIIC said it plans a semiconductor-focused park at Thimmapur, close to the Future City and Maheshwaram Industrial Estate.

8HMDA, DTCP & regulatory considerations
In March 2025 the state also created the Future City Development Authority (FCDA, G.O. 69) for 56 revenue villages across Amangal, Ibrahimpatnam, Kadthal, Kandukur, Maheshwaram, Manchal and Yacharam mandals. 36 of those villages moved out of HMDA, so layout approvals there now sit with FCDA.
In 2026 the Chief Minister approved a proposal to add 37 more villages to the Future City area, including 28 in Maheshwaram mandal. Until the final notification, check each village’s authority carefully.

9Risks & things buyers should verify
- Verify the approval claim with the issuing authority, not the brochure.
- Check for lakes, streams and their full tank level (FTL) or buffer zones nearby.
- Have a lawyer trace the title chain and check the encumbrance certificate.
- Confirm who owns and maintains the approach road.
- Measure real travel times yourself; advertised distances are often optimistic.
- Confirm whether the village is under HMDA or FCDA today; earlier HMDA or DTCP approvals in transferred villages may need re-verification.
- Check land-use zoning: parts of the area were earlier in conservation or industrial zones.
- Check whether the parcel lies on a planned radial-road alignment.
