1Overview
Shadnagar is a town in Rangareddy district on NH 44, the Hyderabad–Bengaluru highway, south-west of Hyderabad beyond the airport area. News reports place it about 55 km from Hyderabad. It has a railway station on the Hyderabad–Mahbubnagar line.
It is one of the most heavily marketed open-plot areas on the Bangalore Highway. Plotted layouts sit along NH 44 and along roads branching off it, including the road towards Parigi.

Plot advertisements for this area often cite an “upcoming metro”, a “bullet train” or nearby data centres. We have not found official confirmation of a metro line to Shadnagar. Treat every such claim as unverified until you see an official source.

3Highway connectivity
NH 44 is the main north–south national highway through Hyderabad and the direct road link to Bengaluru. For Shadnagar it is the route to Kothur, the airport area and the Outer Ring Road.
Plots fronting a national highway can be affected by right-of-way limits, service roads or future widening. Check the setback that applies to the specific parcel.

The Centre appointed a consultant in 2026 to prepare the detailed project report for the southern part of the RRR; detailed engineering and alignment finalisation are in progress. The alignment has been changed before and drew objections from landowners, so rely only on the officially notified alignment.

8HMDA, DTCP & regulatory considerations
In March 2025 the state extended HMDA’s jurisdiction up to the Regional Ring Road plus a buffer of up to two kilometres (G.O. 68): about 1,355 revenue villages across 104 mandals and 11 districts. Land that was outside HMDA before March 2025 may be inside it now.
Inside HMDA limits, a gram panchayat cannot approve a plotted layout. A layout sold as “panchayat approved” or “HMDA approved” without a verifiable Layout Permission (LP) number is a red flag.
Whether a particular Shadnagar village falls inside HMDA’s extended region depends on the RRR alignment and buffer. Check the village’s current status before relying on any approval claim. See HMDA vs DTCP.
- Which authority holds jurisdiction over the exact village and survey number today, and which approved the layout at the time
- Layout Permission number, date, and whether the approval is draft or final
- Your plot number on the approved plan, and that it is not mortgaged to the authority
- Land-use zone of the parcel under the applicable master plan
- RERA registration where applicable
- Conversion of agricultural land for non-agricultural use
9Risks & things buyers should verify
- Verify the approval claim with the issuing authority, not the brochure.
- Check for lakes, streams and their full tank level (FTL) or buffer zones nearby.
- Have a lawyer trace the title chain and check the encumbrance certificate.
- Confirm who owns and maintains the approach road.
- Measure real travel times yourself; advertised distances are often optimistic.
- Treat metro, bullet-train and data-centre claims in advertisements as unverified until you see an official source.
- Check the distance from industrial units and the land-use zone: industrial zones restrict residential use. A 2024 explosion at a glass factory in Burgul, Shadnagar, killed five workers, which shows why buffers matter.
- If the parcel is near the proposed RRR southern alignment, check whether it falls in the road reservation.

Is there a metro to Shadnagar?
No metro runs to Shadnagar, and we have not found an officially approved metro project to Shadnagar. Treat advertising claims about a metro as unverified.
Is Shadnagar under HMDA or DTCP?
It depends on the specific village. HMDA’s limits were extended up to the Regional Ring Road in March 2025, so check the village’s current jurisdiction and the authority that approved the layout.
Will the Regional Ring Road pass through Shadnagar?
