The Future City Development Authority (FCDA) is a planning authority created by the Telangana government in March 2025 (G.O. 69) to develop Bharat Future City, a planned new urban area south of the Outer Ring Road, mainly between the Srisailam Highway and the Nagarjuna Sagar road.

What it means for plot buyers
- In FCDA villages, a valid layout approval now comes from FCDA, not HMDA or DTCP.
- Approvals issued by HMDA or DTCP before a village moved to FCDA may need re-verification.
- The area may grow: 37 more villages, 28 in Maheshwaram mandal and 9 in Kandukur mandal, have been proposed for inclusion.
- A comprehensive master plan was put out to tender; until it is final, land-use rules for some parcels may be unclear.

Is FCDA the same as HMDA?
No. FCDA is a separate authority for the Future City area. 36 villages moved from HMDA to FCDA in March 2025.
Is my plot in FCDA?
Check whether the village is one of FCDA’s notified villages. Mandal alone is not enough, because not every village in those mandals is included.
