Approved layouts must set aside land for roads and open spaces. Here is why that matters and how to check it.
Layout rules require a share of land for roads, open spaces and amenities. These areas are usually handed over to the local body and cannot later be sold as plots.
Check
- Internal road widths on the plan match the ground.
- Open spaces shown on the plan exist and are not being sold as plots.
- The approach road connects to a public road.

Buying a plot created from an approved layout’s open space or road can lead to demolition or cancellation. Compare the plot number with the approved plan.
