HMDA master plan land-use zones: why your plot’s zone matters
A layout can be approved and still sit near zones where homes are restricted. The master plan tells you what can be built around you.

Master plans divide land into zones such as residential, commercial, industrial, conservation and recreation. The zone controls what can be built.
Why it matters for a plot buyer
- A plot in a residential zone can usually be built on as a home, subject to rules.
- Land in conservation or agricultural zones has tight limits on construction.
- Industrial zones nearby can bring traffic, noise and pollution.
- Planned roads shown on the master plan can affect parcels in their path.
