How to check a layout approval in the Future City (FCDA) area
If the village is under FCDA, the approval must stand under FCDA. A step-by-step check, including approvals issued before March 2025.
Since March 2025, FCDA is the sole layout-approving authority for its villages. Many layouts in those villages were approved earlier by HMDA or DTCP, and some reports say HMDA and DTCP continued to issue permissions there for a period after the change.
- Confirm the villageTake the village and mandal from the sale deed or revenue records, then check whether it is an FCDA village.
- Get the approval documentAsk for the layout permission number, date, issuing authority and the approved plan.
- Compare the date with March 2025If the approval was issued by HMDA or DTCP after the village moved to FCDA, treat it as a red flag until clarified.
- Ask FCDAFor older approvals, ask FCDA whether it recognises the approval and whether any further permission is needed.
- Check land useConfirm the parcel’s zone; large areas were earlier in conservation zones where construction is restricted.
- Do the usual checksYour plot on the plan, mortgage release, title chain, encumbrance certificate and RERA where applicable.
Watch for “HMDA approved” in FCDA villages
A brochure that says “HMDA approved” for a village now under FCDA needs a clear explanation of when and how that approval was issued.
