Buying a DTCP-approved plot: what to check
DTCP approvals are legitimate and common further from the city. These are the checks that matter most.
DTCP-approved plots are often in towns with lower prices and longer horizons. The checks are the same as anywhere, with a few to emphasise.
- Approval is final and your plot is on the plan.
- The village is not now under HMDA or FCDA after the 2025 changes; if it is, ask how the approval stands.
- Land conversion for non-agricultural use is complete.
- Approach road is legally accessible.
- Development works match the approval.
- Title chain and encumbrance certificate are clean.
