15 questions to ask a plot developer before you book
Good developers answer these quickly and in writing. Vague answers are a signal to slow down.
Ask these in writing (email or WhatsApp) so you have a record. Compare the answers with the documents you are given.
Approvals
- What is the layout permission number, date and issuing authority?
- Is the approval final? If draft, what is pending and when is it expected?
- Is the project registered with Telangana RERA? What is the number?
- Which plots are mortgaged to the authority, and is mine one of them?
Land and title
- Who owned the land before the layout, and how was it acquired?
- Was the land converted for non-agricultural use? Can I see the order?
- Is any part of the land under litigation, acquisition or a road reservation?
Development
- Which works are complete (roads, drains, water, power, compound wall)?
- For incomplete works, what is the written timeline?
- Who maintains roads and open spaces after handover?
Money and paperwork
- What is the total cost, including development charges, registration and any other fees?
- What is the payment schedule, and what is refundable if I cancel?
- When will the sale deed be registered?
- Can my lawyer see the originals?
- Can I visit the site more than once, including in the monsoon?
