Site-visit checklist for open plots

What to look at, measure and photograph when you visit a plotted layout, so the visit is more than a brochure tour.

A site visit is your chance to check the ground against the paperwork. Go with a copy of the approved layout plan.

  1. Drive the approach road yourselfNote its width, surface and who appears to maintain it. Ask whether it is a public road or passes through private land.
  2. Find your plot on the groundLocate the boundary stones and compare plot number, dimensions and facing with the approved plan.
  3. Walk the layoutCheck internal road widths, drains, open spaces and any amenities shown on the plan.
  4. Look around the boundaryLook for lakes, streams, low-lying ground, high-tension lines, quarries, factories or burial grounds nearby.
  5. Check for water and powerAsk how water will be supplied and whether power lines reach the layout.
  6. Photograph and note the timeTake dated photos and note how long the drive took and at what hour.
  7. Return in the monsoonWaterlogging and drainage problems are easiest to see after heavy rain.
