How to get an encumbrance certificate (EC) in Telangana

The EC shows registered transactions on a property. How to obtain one and what to look for.

An encumbrance certificate lists registered transactions, such as sales and mortgages, on a property over a chosen period. In Telangana it is issued by the Registration and Stamps Department, and can be searched online.

  1. Collect property detailsSurvey number, village, mandal and document numbers from the sale deed.
  2. Search on the official portalUse the Registration and Stamps Department website.
  3. Choose a long periodCover at least the period of the ownership chain, often around 30 years.
  4. Read every entryLook for unreleased mortgages, multiple sales and unexpected names.

What an EC misses

An EC shows registered documents only. Unregistered agreements, some court cases and revenue disputes will not appear, so your lawyer’s wider checks still matter.
